I have more than 25 years post-qualification experience in Town and Country Planning. I am a Member of the Royal Town Planning Institute. I have worked for numerous local planning authorities with experience in development management, forward planning and conservation teams. Since 2012 I have worked on the private client-side assisting a variety of landowners, rural estates, housebuilders, caravan park operators, farmers, homeowners, businesses, private individuals, sellers and prospective purchasers with planning advice and services and navigating the complex planning system and process. I am based in East Yorkshire where I live with my wife and three teenage children.

- Planning and Development Potential Feasibility – Planning policies are constantly changing. I can help you to understand whether there is scope to develop your land and buildings based on the latest planning policies and national guidance.
- Pre-purchase planning assessments – If you are looking to purchase land and property I can research planning history, key site constraints and development potential prior to acquisition to help better inform your decision.
- Pre-sale value maximisation – If you are looking to sell land and property there may be potential to secure a planning consent to increase value prior to disposal.
- Land Promotion – Periodically, Council’s and local planning authorities require more land to assist with housebuilding and employment etc as they develop and review their Local Plans. I can help you to promote your land for potential future allocation and inclusion within development limits.
- Certificates of Lawfulness (Existing and Proposed) – I can assist with applications to demonstrate that an existing development or use of land etc may be lawful and immune from enforcement action and/or proposed development or use of land may not require planning permission.
- Tied Properties – If you live in or are considering the sale or purchase of a tied property, I can advise if there is potential to vary or remove the tie.
- Planning Appeals – If you have had an application refused and want to consider an appeal to the Planning Inspectorate, I can help and guide you with the process.

- Objections – If you are impacted by a development proposal and are concerned about the effect on your property, amenity and/or the environment, I can help with the formulation of policy-based objections.
- Development Plan Process – whether you are seeking to promote land and realise development potential or have concerns about the harmful effects of proposed land allocations, I can prepare formal representations on your behalf and represent you at Local Plan Enquiries and Examinations in Public.
- Enforcement – If you have been contacted by a Council Enforcement Team and are unsure what to do, I can liaise with the local authority and formulate a plan of action to address the matter.
- Permitted Development – Whether you are a homeowner, a farmer or other business operator, there are certain types of development that may be classed as permitted development. I can help you with the necessary process and procedures.
- Green / Grey Belt – If you live and/or operate a business in a Green Belt, particular restrictions apply. I can hep you to understand these and explore what might still be possible.
- National Parks and National Landscapes’ – I have experience of preparing and submitting applications to and working with various National Parks. They are important and nationally significant landscapes that must be protected but there is still scope to live and work in them.
